This in-depth course focuses on basic appraisal procedures and is a natural progression from the Basic Appraisal Principles course, which should be completed prior to this course. It is designed to meet the criteria for introductory courses required to become a Real Property Appraiser Trainee. This course is also a standard requirement for all levels of licensing and certification for real property appraisers.

- Valuation Procedures: This section outlines the procedures to be followed when appraising any type of property, including defining the problem, collecting and selecting data, analyzing data, reconciliation and final value opinion, and communicating the appraisal.
- Scope of Work: This part defines and illustrates the scope of work in the appraisal process, emphasizing its importance.
- Data Sources: This segment presents the sources of information used in the appraisal process.
- Geographic and Geologic Characteristics: This section covers the geographic and geologic characteristics of the land/site.
- Location and Neighborhood Characteristics: This part discusses the characteristics of the location and neighborhood.
- Housing Styles and Construction Basics: This segment illustrates various housing styles and basic construction principles.
- Approaches to Value: This section provides an overview and introduction to the three approaches to value: the cost approach, sales comparison approach, and income capitalization approach.
- Cost Approach Elements: This part discusses and illustrates the three elements of the cost approach: site valuation, estimating reproduction/replacement cost, and estimating depreciation.
- Sales Comparison and Income Capitalization Approaches: This segment presents the sales comparison approach and income capitalization approach, supplemented with appropriate examples.
